Newmarket Capital is a Philadelphia-based registered investment adviser focused on structured credit, infrastructure, and real-estate finance. Through its specialty-finance platform, the firm has begun arranging loans that combine a conventional property lien with bitcoin contributed by the borrower or acquired with part of the proceeds. Public reporting in February 2026 described a $12.5 million refinancing secured by a multifamily building and approximately 20 BTC, providing a current example of the hybrid structure. The real estate supplies income and a comparatively stable valuation base, while the bitcoin is haircut and monitored as supplemental collateral. Newmarket's materials indicate that institutional custody and transaction-specific controls are used, but standardized loan-to-value ratios, rates, maturities, and liquidation mechanics are not publicly posted. The firm manages capital for institutional investors and applies the structure to commercial real estate and other financeable real assets.
